Spacewell has announced a partnership with VergeSense, a workplace intelligence company that helps enterprises understand how spaces are used and plan for future needs. Together, the companies are connecting Spacewell’s operational view of the portfolio with VergeSense’s predictive planning capabilities, giving real estate, workplace and finance teams a more defensible path from workplace data to better-informed decisions.
The partnership charts a shared future where workplace data already held in Spacewell can flow into VergeSense Predictive Planning, enabling offices to be planned continuously based on actual workplace evidence and within the systems organisations already use. Both capabilities exist in the market today, the new development is the connection between them.
Spacewell holds the system of record for the portfolio and the employee experience layer where people interact with workplace environments every day. This includes data such as space allocations, bookings, service requests and other workplace signals. According to the company, much of this information is already structured, current and live, meaning organisations can begin using existing data without funding a new collection project or installing additional hardware.
VergeSense Predictive Planning is powered by a proprietary Large Spatial Model that forecasts how people are likely to use a space across thousands of potential workdays. This can help organisations assess capacity, understand the impact of hybrid-work policies and determine the right mix of space types before making changes. The technology can also be used to test potential office spaces before a lease is signed.
The companies say the combined approach could accelerate workplace planning significantly, moving from traditional three-to-six-month consulting studies toward plans that can be developed in hours and revisited as headcount, workplace policies or employee behaviour change.
VergeSense says its predictive model is informed by more than eight years of real-world workplace behaviour across 250+ million square feet. Customers have used the technology for portfolio right-sizing and office redesign, with the company citing an example where a retailer’s global corporate real estate team avoided $1.5 million in expansion costs per floor.
The partnership reflects a broader shift in corporate real estate, away from one-off consulting engagements and static benchmarks and toward connected, data-driven systems that can help organisations optimise costs, improve flexibility, strengthen resilience and make more informed decisions about the spaces their people actually use.
Spacewell and VergeSense also highlight the importance of data security, governance and privacy, with AI positioned as a tool to help real estate, workplace and facilities teams make faster, better-informed decisions rather than replace their judgement.
Ultimately, the partnership aims to close the gap between the data showing how a workplace is being used today and the decisions determining what that workplace should look like tomorrow.
