German PropTech startup syte has raised €9 million in a Series A funding round to accelerate the expansion of its AI-powered land and real estate analytics platform across Europe.
The round was led by amberra, the venture studio of the Cooperative Financial Group Volksbanken Raiffeisenbanken, with NRW.BANK joining as a new investor. Existing backers, including companies linked to the Schwarz Group, High-Tech Gründerfonds (HTGF), vent.io and Vantage Value, also participated. The latest round follows syte’s €5 million seed funding announced in September 2024.
Founded in 2021 by Matthias Zühlke and David Nellessen, syte uses AI to bring together land and real estate data, helping developers, banks and brokers assess what can be built on a plot, understand zoning and construction requirements, evaluate renovation and energy needs, and determine the economic viability of a project.
According to the company, its platform now maps more than 62 million parcels across Germany and is used by 200+ customers for valuations, planning and portfolio analysis. syte has also grown to more than 40 employees, while its annual recurring revenue has doubled year-on-year. The company was named PropTech of the Year in 2025.
“How land and existing properties have been assessed and evaluated so far costs the real estate and financial industry a great deal of time and money. Whoever digitises these processes will help determine what gets built in Germany and Europe going forward,” said Matthias Zühlke, Co-founder and CEO of syte.
The company says its technology can bring together multiple data sources for a given address and surface insights around building potential, renovation requirements, energy needs, economic viability and available funding programmes, reducing analysis that can take weeks to minutes.
Björn Schmuck, CEO of amberra, said: “The real estate business holds great strategic importance for the cooperative financial group. syte makes the potential of land and buildings visible early on, with the help of AI, and enables banks to advise faster and on a data-driven basis. The fact that several cooperative banks are already using the platform in real estate sales and client advisory shows its concrete value. We’re excited to support syte on its growth path and to expand our collaboration with the cooperative financial group in a structured way.”
With the new funding, syte plans to expand beyond Germany into additional European markets, while further automating the earliest stages of real estate development, from assessing building potential and checking zoning and construction law to evaluating project economics.
“With this new funding, we’re taking our technology to the next level: we’re continuing to automate the planning phases and expanding syte beyond the German market into Europe,” added Zühlke.
The move highlights the growing role of AI-driven data and automation in real estate, particularly in helping industry stakeholders make faster, data-backed decisions before a project reaches the construction stage.
