AI is transforming commercial real estate finance, and CarbonAI is taking another step forward. The agentic AI platform has raised $12 million in funding, led by Cowboy Ventures, with participation from Timber Grove Ventures, Bling Capital and Max Ventures.
CarbonAI is designed to automate key lending workflows, including loan underwriting, due diligence and post-close monitoring. Its AI agents analyse rent rolls, leases, financial statements and legal documents, prepare underwriting materials, draft investment memos and flag potential risks — helping lenders make faster, more informed decisions while keeping human judgment central to the process.
The company reports that early customers have saved up to 90% of the time spent on core underwriting tasks. Within six months of launching its first product suite in early 2025, CarbonAI also reached seven figures in contractual revenue, serving debt funds, mortgage REITs, agency multifamily lenders and publicly traded financial institutions.
“Lenders don't need another chat window that they have to coach through every step. They need agents that already know the job, do it end to end consistently, and show their work,” said Jeff Saul, Co-founder and CEO of CarbonAI, highlighting the need for purpose-built AI that can handle complex lending workflows while supporting critical human decisions.
As commercial real estate lenders face mounting workloads and significant loan maturities, CarbonAI’s funding signals growing investor interest in specialised AI solutions built for complex financial processes.
